As with any directional antenna, a direct line of sight to the tower is helpful but not required. You will need at least some open space from where the antenna is mounted in the direction of the cell tower, but a line of sight can be obscured by trees, hills, or other obstacles at a distance.
If you have trees or other obstacles right up on the property, an omnidirectional MIMO antenna might be the better option.
